Tips for First-time Home Sellers in Brunswick, Strongsville OH

July 10th, 2014
As we mentioned in a previous blog post, the timing is right to consider selling your home in  Medina, Valley City, Columbia Station, North Royalton, Brunswick, Hinckley or Strongsville this summer. However, for first-time home sellers, the entire process can seem overwhelming. Not to worry! The following tips can help any first-time Ohio home seller feel like a pro and set you up for success in the local real estate market:

Pricing
It’s all about pricing for both Ohio home sellers and homebuyers— so price your home correctly from the start. Your team at BOLD Real Estate Consultants is here to help you find the right number for your home and one that will catch a homebuyer eye. Interest in your home may come in a wave when you first list the property, especially given homebuyers who search for Brunswick, Hinckley, Medina and Strongsville real estate online. If a new property pops up that meets their needs, they’ll want to see it, so it’s important to begin with the price that will get them to your door.

Promotion
The team at BOLD Real Estate Consultants knows the market, what homebuyers are looking for in Medina, Valley City, Columbia Station, North Royalton, Brunswick, Hinckley or Strongsville and how you can cater to them. One of the many ways to grab a homebuyer’s attention is by putting your home’s listing in the right places— when you work with BOLD Real Estate Consultants, you can be sure your property will be seen by the right buyers and your home’s best image will be presented. From listing photos to curb appeal, we’ll help your home stand out.

Clearing Clutter
You’ve listed your home, you’re promoting it to Ohio homebuyers, now what? It’s time to clear the space to prepare for home tours or even updated listing photos. Clear out the clutter, give your home a deep clean and put all items in their proper places. “Keeping your house clean is important in every sale,” says Bankrate.com. That means clearing countertops in the kitchen and bathrooms, as well as making sure each room can be easily navigated.

How to Be a Smart Ohio Homebuyer This Year

July 3rd, 2014

With more homebuyers than there are home sellers in the current real estate markets in Medina, Valley City, Columbia Station, North Royalton, Brunswick, Hinckley or Strongsville, it can be easy to throw caution to the wind, especially when you’re competing with another buyer for a single home. But doing some research ahead of time and crunching the numbers can help you to make better choices and be a smart homebuyer. Tackling the prep work will allow you to potentially secure the best deal and help you avoid a homeowner headache down the road when you realize you made a quick decision on a big purchase.

Here are some tips for smart homebuying this year:

Add Up the Costs
Be sure you can afford all of the costs associated with becoming a homeowner in Brunswick, Hinckley, Medina or Strongsville. That means factoring in insurance costs, property taxes, any homeowner’s association fees, utilities and the like. On top of a mortgage payment, these costs can weigh on a homebuyer that isn’t prepared. Crunch the numbers ahead of time, use a mortgage calculator to help, and avoid any surprises later on.

Separate Wants and Needs
As an Ohio homebuyer, touring available homes can be exciting, especially if you spy coveted features like a pool, large master suite or spacious outdoor area. But before you make a decision to purchase a property, it’s important to separate your wants from your needs. Make a homebuyer wish list and include the home features your home needs to have. Your real estate team at BOLD Real Estate Consultants can also help you to feel comfortable buying a home that fits your budget and requirements.

Don’t Splurge on Updates
Once you’ve purchased a property and successfully become an Ohio homeowner, don’t be too quick to renovate. It’s important to research which updates will provide the biggest return on investment and those that will boost your home value. Oftentimes homeowners can get carried away with doing a complete kitchen overhaul that they don’t realize they may not recoup much of the money put in when the time comes to sell.

As your real estate experts in Medina, Valley City, Columbia Station, North Royalton, Brunswick, Hinckley or Strongsville, we’re here to make your entire homebuyer journey both successful and enjoyable. If you have questions on buying a home in the area, feel free to contact BOLD Real Estate Consultants. We’d love to hear from you!

3 Well-Kept Secrets to Selling Your Strongsville OH Home

June 27th, 2014

The time is now for Ohio home sellers to consider listing their properties and moving on! With a low number of homes available in the current market, your chances for peaking homebuyer interest may be great, but there are a few more tricks to selling your home quickly. Curb appeal is just one feature that can help boost the popularity of your home among area homebuyers in Strongsville, Brunswick, Hinckley, or Medina. Pricing the property well and working with your local agent are the other two keys to success. As you prepare to list your home this summer or if you have recently done so, consider these well-kept secrets for home seller success:

Pricing
Pricing your home is one of the most important actions in the entire real estate process. In working with BOLD Real Estate Consultants, we will help find the value of your home and price the property in a range that will attract the right buyers. We will compare your home to others on the market in Brunswick, Hinckley, Medina and Strongsville, determining the best figure to sell your home quickly and efficiently.

Lighting
Did you know lighting your home properly can help your success as a home seller in Ohio? “After location, good light is the one thing that every buyer cites that they want in a home,” said HGTV. Maximize the lighting in your home by taking down drapes, cleaning the windows, increasing the wattage of your lightbulbs, and trimming any outside landscaping that may be covering windows.

Working with the Right Agent
One of the easiest mistakes you can make as a home seller in Medina, Valley City, Columbia Station, North Royalton, Brunswick, Hinckley or Strongsville is choosing the wrong real estate agent. When you choose BOLD real estate consultants, you can be sure you’ve partnered with the right team for your home sale. Our team has both buyer and seller specialists with experience and “hands on” knowledge to fully assist you with your individual real estate needs.

If you’re ready to sell your home this summer, let BOLD Real Estate Consultants provide you with the necessary steps to make it happen. We’ve set a higher standard in local real estate and we’re happy to help you! Contact us today with any questions or concerns you might have.

Brunswick, Strongsville Home Sellers in Demand

June 25th, 2014

As you may have read in one of our previous blog posts, Strongsville and Brunswick have been experiencing low inventory. In fact, all across the country, real estate markets are dealing with the obstacle of a low number of homes available.

“The lack of inventory is a big obstacle for the housing market right now,” said a research executive for the National Association of Realtors. However, while this may present limitations for Brunswick and Strongsville homebuyers, this type of market is leaning toward favoring the home seller.

With a shortage of homes available, the prices of area properties can continue to rise and thus, allow sellers to take full advantage of these increasing sales prices. If you’ve been contemplating listing your home this summer, now is the time to do so! Below are 2 more reasons to consider selling your Brunswick, Strongsville or Hinckley home:

You Have Less Competition
In a market with few homes listed, your home is able to stand out— there are now fewer homes to compete with. But competition won’t be this low for long! Home sellers in the area have a great window right now as more homeowners regaining positive equity in their properties or simply those feeling more financially able to move may soon start to list.

You Are In Demand
As I mentioned above, home sellers are high in demand! With the summer months bringing more Ohio homebuyers to market, homes for sale could see a new wave of activity. The current market has few choices for buyers to choose from, thus increasing seller demand. If you have a home in good condition, let our marketing plan do the rest! We can price your home to sell and with our help, we can assure a sale in less than 90 days.

If you’re ready to sell your home in Medina, Valley City, Columbia Station, North Royalton, Brunswick, Hinckley or Strongsville, contact BOLD Real Estate Consultants today!
